Dickie Garnett has had the benefit of working for some of the greatest contractors in the country. Not that they were the biggest or the most expensive but they were the most honest. These experiences taught Dickie to be up front and honest about every facet of the construction business. An example about this is "mark up", or, as DBC Homes refers to it, "builder's cost". Every building company adds a percentage onto goods purchased for a job-- this money pays for things like tools, vehicles, and company improvements. Most companies have a high "mark up" and will never tell the client what it is. We will tell you what ours is right now: 30%. If you ask around you will find that is one of the lowest-- if not the lowest-- in the area. We achieve this by having very little overhead.
Another experience that shaped DBC Homes is something we called direct billing. Upon commencement of a project, a 30% - 50% deposit is due. This typically covers most material and up front costs. If a project is less than two weeks in length a bill for the remaining balance will be issued only upon completion of the project. What makes this bill different is that you will receive an itemized list of purchase amounts, the "builders cost" and the sub totals; also on the invoice will be the labor times and amounts for your project. If the project involves more than two weeks' work, a bill will be issued fortnightly for the current balance. As always if the project comes in under estimate (in four years we are at 98% of coming in below estimate) the customer is billed for the lower amount.
